What to look for in a builder

Building a new home presents a number of choices, none so more important than choosing your builder.

With your money and dreams on the line, it’s crucial you choose a builder you can trust. To help you, we've put together a list of key things to consider when choosing your builder:

  • Ask around: Tender your job to a few builders so you can see if the costs you’re being provided are fair and in line with the market rate.
  • Second guess: Once you have all your quotes, compare them to ensure they’re all quoting like for like. Check the lower bidders haven’t missed anything, and ask the higher bidders for a rationale. 
  • View their work: As they say, 'the proof is in the pudding', so be sure to check out other jobs the builder has completed. Browse show homes, other clients’ homes, or check online for reviews.
  • Get guarantees: All builders must fix any defects within the first year of completion as standard, but many offer broader guarantees too. Compare what guarantees are available to you.
  • Sign on the dotted line: Building contracts are essential when building a new home to ensure the work promised is delivered. They offer protection too. For example, if a builder goes bust mid build, a building contract can be the difference between your dream home being completed.
  • Fix it: Ask for a fixed price contract so you know exactly what you’re in for. Fixed price contracts protect you against budget over runs and ensure all specifications are clearly spelt out. 
  • Ask who’s running the show: Consider how involved you want to be in your build. While you can project manage your own build, think about whether you can commit enough time, or more importantly, whether you have the expertise to do so effectively. Alternatively, many building groups like Online Design and Build take care of the whole project from start to finish, or you may wish to put your architect or designer in charge.
